Insurance, property by property.
Keep coverage, premiums and source notes with each saved property. These records stay in this browser and your downloaded backups; they are excluded from chart requests, URLs, shared links and embeds.
Totals use only records you explicitly confirm as an annual cost allocated to that property. They do not establish current coverage or affect the home-value forecast. Select one relevant period; deselect older or overlapping costs. Missing data stays missing.
Where this information goes
There is no cloud account or automatic sync for these records. The application does not upload insurance records when you import, edit or view them. Export backup includes them, so keep that downloaded file private. Browser storage is not an encrypted vault; someone using your browser profile can view it, and clearing site data removes it.
Separately, the price explorer sends numerical assumptions to HomePriceGraph through Cloudflare. Address matching uses the U.S. Census Geocoder. Creating a chart share link stores a numerical snapshot on the server, accessible to anyone holding that link. Insurance records are excluded from all three paths.

Sale dates & proceeds.
Set a planned closing date on a property to estimate its sale value, selling costs and net cash after an entered loan payoff. Use Follow liquidation plans to show their effect on the chart. Remaining property values are gross; sale cash is after the entered costs and payoffs.

Net proceeds are before income/capital-gains taxes. Combined proceeds at different dates are undiscounted; no loan amortization or reinvestment is assumed.
Data, privacy and assumptions
FHFA area indexes describe market movement, not an appraisal of an individual home. Forecast bands describe this model’s simulations. Properties can perform differently from their surrounding market.
Addresses are sent to Census only when you request a match. Portfolio calculations send market IDs, opaque property IDs, dates and financial assumptions to HomePriceGraph; they omit addresses and labels. Nothing creates an account or email subscription.
1031 dates are a calendar aid for a standard delayed exchange. Confirm the transaction and applicable tax-return deadline with your qualified intermediary or tax adviser; eligibility, linked transfers and special relief are not determined. IRS Form 8824 instructions ↗
